The Sunrise on Wilshire Boulevard is an investment in Westwood, providing new, contemporary senior and affordable housing opportunities in close proximity to public transit, medical care, jobs, and other neighborhood amenities.
Today, there is a strong demand for additional eldercare facilities and affordable housing in Los Angeles and on the westside. This project has been thoughtfully designed to address city and community needs and complement the surrounding built environment. In addition to housing, the project will feature first-class amenities, generous landscaping, and improved walkability along Wilshire Boulevard and Ashton Avenue.
Project Features
Sunset on Wilshire Boulevard is a single project site composed of two adjacent, contiguous lots, one fronting the Wilshire Boulevard corridor and the other fronting Ashton Avenue, located between Beverly Glen Boulevard and Comstock Avenue.
Eldercare Facility
Central to the plan is a new senior living facility designed with inviting outdoor space and expansive support services that will be provided in a residential tower facing the Wilshire Boulevard corridor. It will bring care-based services and housing to serve Los Angeles’ growing senior population, allowing local residents the opportunity to age in place. Sunrise Wilshire will accommodate needed housing options to care for the elderly, offering 100 independent, 48 assisted care units and 30 memory care guest suites.
Sunrise Senior Living communities are designed with a focus on holistic wellness and a high level of hospitality. The building will feature outstanding amenities including a spa with a pool and fitness center, multiple onsite restaurants and cafes, a full-service salon for men and women, and dedicated space for artistic endeavors, meditation, and community events.
Affordable Residences
Quality affordable apartments with modern amenities will be located on Ashton Avenue close to major employment centers including Westwood’s commercial district, the UCLA campus and Beverly Hills businesses. Units will be income restricted. The building’s apartments are designated affordable housing for very low income and low income individuals and families and subject to Los Angeles Housing Department (LAHD) oversight.
Commitment to Neighborhood Character
The intent of the project is to appropriately integrate the mix of housing uses with the scale and character of the neighborhood.
The eldercare facility has been placed on the north end of the property near other Wilshire Boulevard high rises, and the new, low-rise apartment building will sit below the senior facility to provide a sensitive transition between the vertical Wilshire skyline and the Ashton neighborhood. The project’s 20 stories will be consistent with adjacent residential buildings and complementary to the Wilshire Corridor while the 3- to 4-story apartment building will fit in with the character of Ashton Avenue.
Sunrise on Wilshire will reenergize the property with new residences and outdoor space planned in and around the site, enhancing connections with the surrounding area.
Benefits
Sunrise on Wilshire Boulevard will deliver much-needed eldercare residences and provide housing continuity in the community, allowing seniors to stay in the neighborhood and maintain relationships with nearby friends, family and healthcare providers. The design creates an efficient use of the site with three types of senior care units providing a high-level of onsite amenities and support services required for the facility’s unique population. Sunrise on Wilshire is also committed to promoting a sense of community throughout the Westwood area and would plan to use the senior living facility’s common areas to host neighborhood organizations.
Importantly, the project will increase Los Angeles’ housing stock and bring more affordable rental units to the westside. It will offer quality, affordable housing in a transit-friendly, walkable area where future residents, guests and workers can easily access a wide range of amenities and services, public transit and job centers.
Both buildings are consistent with local needs and designed to respect the character and look of the neighborhood. In addition, they are designed to be energy efficient and incorporate an integrated renewable energy infrastructure.

The property addresses include 10354 Wilshire Boulevard for the senior living facility and 10341 Ashton Avenue for the affordable housing building.

The Wilshire Corridor contains a diverse collection of architectural styles, ranging from Art Deco to sleek glass towers and 1970s-80s modern. Sunrise at Wilshire Boulevard will bring the pragmatic dimension of an age in place philosophy of senior independent living, assisted living and memory care residential choices.
The design proposes a 20-story senior living high-rise representing luxury and thoughtful design while addressing a continuum of care needs.
The tower offers residents breathtaking views of the Hollywood Hills, paired with high-end finishes and exceptional service. The curated amenities reflect a commitment to enhancing well-being, social engagement, and quality of life. These include a resort-style pool, multiple lounges, rooftop dining, a café, a fitness center, an art room, a bar, a salon, a theater, and a boutique lobby.
The apex of the building at level 20 features two expansive terraces, offering serene spaces to relax and connect with the surroundings. One particularly unique offering is the lush and spacious ground-floor garden terrace on the east side of the property spanning the length of the lobby, seamlessly connected through expansive glazing and an operable wall, offering a protected, tranquil environment with various lounge-style seating options.
The exterior palette is composed of four primary materials that work together to create a refined presence. The building’s cream-colored façade grid establishes a clean, structured framework. The Ashton design is inspired by the enduring charm and character of Spanish Revival architecture, a style deeply woven into the fabric of Los Angeles neighborhoods. It is designed to feel rooted in place, but as a respectful continuation of the architectural language that defines it.
The project takes its cues from nearby neighborhoods’ architecture like Carthay Square and Plaza la Reina in Westwood, areas known for their well-preserved 1920s and 1930s Spanish Colonial Revival and Mediterranean Revival style. These communities embody the classic Los Angeles streetscape: tree-lined blocks, red-tile roofs, arched openings, and stucco facades, all contributing to a cohesive and historic residential environment.
In a city that continues to evolve, this project aims to strike that balance: providing much-needed housing while celebrating the architectural heritage that makes this part of Los Angeles feel like home.
5. How will the two housing structures work on this site?
This site provides a unique situation not found in most projects. It is a single site, spanning across two very topologically different neighborhoods: Wilshire Boulevard on the north with numerous high-rise housing projects and Ashton Avenue to the south consisting of a much lower density and architectural character. In short, the project has two front doors and the neighborhoods at each doorstep are very different in character and scale. They work independently from each other. The eldercare building along Wilshire has its own front entry and auto court with valet service while the Ashton side is equally independent and accessible via a landscaped path to the front door and ground floor lobby for mail and package delivery. Although they share a vehicular driveway on Wilshire to separate below-ground parking, there is no direct access from one side of the property to the opposite side of the property.
6. Is the plan consistent with local building and energy codes?
Yes. The project will incorporate sustainable elements and feature highly efficient water conservation and renewable energy systems in compliance with the Los Angeles Green Building Code.
7. From which streets will cars access the project?
Access to the parking structure for the senior building and Ashton residential building will be located on Wilshire Boulevard. The driveway leads to both below-ground parking and an auto court with valet service to allow convenient pickup and drop off for senior residents and limited parking for brief visits. Vehicles will exit using the egress lane on Wilshire Blvd.
There will be no vehicle access on Ashton Avenue.
8. When will construction start and how long will it take to build?
Construction is estimated to take approximately 30 months, after receiving the necessary entitlements and building permits from the City of Los Angeles.
