The Sunrise of Wilshire Boulevard is an investment in Westwood, providing new, contemporary senior and affordable housing opportunities in close proximity to public transit, medical care, jobs, and other neighborhood amenities.
Today, there is a strong demand for additional eldercare facilities and affordable housing in Los Angeles and on the westside. This project has been thoughtfully designed to address city and community needs and complement the surrounding built environment. In addition to housing, the project will feature first-class amenities, generous landscaping, and improved walkability along Wilshire Boulevard and Ashton Avenue.
Project Features
Sunset of Wilshire Boulevard is a single project site composed of two adjacent, contiguous lots, one fronting the Wilshire Boulevard corridor and the other fronting Ashton Avenue, located between Beverly Glen Boulevard and Comstock Avenue.
Eldercare Facility
Central to the plan is a new senior living facility designed with inviting outdoor space and expansive support services that will be provided in a residential tower facing the Wilshire Boulevard corridor. It will bring care-based services and housing to serve Los Angeles’ growing senior population, allowing local residents the opportunity to age in place. Sunrise Wilshire will accommodate needed housing options to care for the elderly, offering 90 independent, 46 assisted care and 42 memory care units.
Sunrise Senior Living communities are designed with a focus on holistic wellness and a high level of hospitality. The building will feature outstanding amenities including a spa with a pool and fitness center, multiple onsite restaurants and cafes, a full-service salon for men and women, and dedicated space for artistic endeavors, meditation, and community events.
Affordable Residences
Quality affordable apartments with modern amenities will be located on Ashton Avenue close to major employment centers including Westwood’s commercial district, the UCLA campus and Beverly Hills businesses. Units will be income restricteed. The building’s apartments are designated affordable housing for very low income individuals and families and subject to Los Angeles Housing Department (LAHD) oversight.
Commitment to Neighborhood Character
The intent of the project is to appropriately integrate the mix of housing uses with the scale and character of the neighborhood.
The eldercare facility has been placed on the north end of the property near Wilshire Boulevard high rises, and the new, low-rise apartment building will sit below the senior facility to provide a sensitive transition between the vertical Wilshire skyline and the Ashton neighborhood. The project’s 18 stories will be consistent with adjacent residential buildings and complementary to the Wilshire Corridor while the 3-story apartment building will preserve the existing Ashton Avenue height.
Sunrise Wilshire will reenergize the property with new residences and outdoor space planned in and around the site, enhancing connections with the surrounding area.
Benefits
Sunrise of Wilshire Boulevard will deliver much-needed eldercare residences and provide housing continuity in the community, allowing seniors to stay in the neighborhood and maintain relationships with nearby friends, family and healthcare providers. The design creates an efficient use of the site with three types of senior care units providing a high-level of onsite amenities and support services required for the facility’s unique population. Sunrise Wilshire is also committed to promoting a sense of community throughout the Westwood area and would plan to use the senior living facility’s common areas to host neighborhood organizations.
Importantly, the project will increase Los Angeles’ housing stock and bring more affordable rental units to the westside. It will offer quality, affordable housing in a transit-friendly, walkable area where future residents, guests and workers can easily access a wide range of amenities and services, public transit and job centers.
Both buildings are consistent with local needs and designed to respect the character and look of the neighborhood. In addition, they are designed to be energy efficient and incorporate an integrated renewable energy infrastructure.

The Team
Sunrise Senior Living and Lincoln Property Company formed a partnership to bring new housing to the Westwood area for the elderly and lower income workers.

Founded in 1965, Lincoln Property Company consistently ranks among the top managers and developers of mixed-use and residential properties in the major global markets. Lincoln Property Company is partnering with Sunrise to provide development, entitlement, and construction expertise to the project. The firm has more than 8,000 units either recently completed or under construction across the country and has developed 6.2 million square feet locally. Local projects include Runway Playa Vista, which has 420 units, Hannum in Culver City, which has 309 units, and 10 West in Pasadena, which has 393 units.

1. Where is the project located?
The project’s two abutting sites are located roughly midblock on the south side of Wilshire Boulevard, east of Beverly Glen Boulevard and west of Comstock Avenue in the City of Los Angeles. The property addresses include 10354 Wilshire Boulevard for the senior living facility and 10341 Ashton Avenue for the affordable housing building.
2. What is the project’s proposed height?
The eldercare building will be approximately 18 stories and the affordable apartment building will be 3 stories. The project is designed to focus height along Wilshire Boulevard to fit in with existing residential buildings while maintaining the existing building height on Ashton.
3. Who is the architect?
Adept Architecture, based in Pasadena, are the designers of the Sunrise at Wilshire Boulevard Project. A subset of Adept’s Architecture, Construction, and Development collective, their staff have over 25 years of experience in the residential and commercial design sector of Southern California. Design leadership comes by way of 45 years of practice and experience as Professor of Architecture at Cal Poly Pomona. Adept has been acknowledged across the board by the industry in recognition and awards through their ongoing commitment to creating innovative, sustainable, and aesthetically pleasing spaces that enhance the quality of life in communities they interact with. Adept team is also concurrently teamed with Sunrise on another major assisted living/ mixed use / medical facility in Pasadena.
4. What will the completed project look like?
The Wilshire Corridor contains a diverse collection of architectural styles, ranging from Art Deco to sleek glass towers and 1970s-80s modern. Sunrise at Wilshire Boulevard will bring the pragmatic dimension of an age in place philosophy of senior independent living, assisted living and memory care residential choices.
The design proposes an 18-story eldercare building that is compatible with adjacent or nearby tall buildings. The building will step back at the top and along the western façade. The top of the building has a more vertical articulation of glass and stone paneling that is characteristic of other taller, more modern buildings along the corridor. The lower 5 floors of the building are dedicated to memory care residents and communal common spaces where residents can come for dining and entertainment with views and access to landscaped courtyards at the ground level.
The character of the Ashton neighborhood is clearly more traditional in character and somewhat eclectic. The project’s more aesthetically traditional building will step back significantly as it extends to the east forming a landscape court and will step back to be more in keeping with the scale of the adjacent building and landscape on the east. The base of the apartment building will be faced with stone with smooth plaster above and as the building steps back, the material color and character changes to an arched ground level and a smooth plaster for the upper two floors.
Both interior and exterior open amenity spaces will be provided with a landscaped entry court, ground level courtyard with an adjacent indoor community space and an open landscaped space at the rear of the property between the apartments and the assisted living facility.
5. How will the two housing structures work on this site?
This site provides a unique situation not found in most projects. It is a single site, spanning across two very topologically different neighborhoods: Wilshire Boulevard on the north with numerous high-rise housing projects and Ashton Avenue to the south consisting of a much lower density and architectural character. In short, the project has two front doors and the neighborhoods at each doorstep are very different in character and scale. They work independently from each other. The eldercare building along Wilshire has its own front entry and vehicular access to parking while the Ashton side is equally independent with a single residential driveway and accessible landscaped path to the front door and ground floor lobby for mail and package delivery. There is no direct access from one side of the property to the opposite side of the property.
6. Is the plan consistent with local building and energy codes?
Yes. The project will incorporate sustainable elements and feature highly efficient water conservation and renewable energy systems in compliance with the Los Angeles Green Building Code.
7. Will the City prepare a traffic study?
Transportation issues will be thoroughly studied as part of the City’s environmental review process for the project, consistent with State and City requirements.
8. From which streets will cars access the project?
Access to the parking structure for the senior building will be located on Wilshire Boulevard. There will be a driveway leading to both below-ground parking and to a portico to allow convenient pickup and drop off for residents and limited parking for brief visits. Vehicles will exit using another driveway on Wilshire Blvd. A two-lane driveway on Ashton Avenue will provide access to the apartment building’s parking structure.
9. When will construction start and how long will it take to build?
Construction is estimated to take approximately 30 months, after receiving the necessary entitlements from the City of Los Angeles.

City Process
The City’s planning and approval process for the Sunrise Wilshire of Boulevard project involves a comprehensive environmental review and several public hearings with city decision makers. The Project will be subject to extensive review under the California Environmental Quality Act (CEQA). Technical studies will be required and the City of Los Angeles will make a determination on the appropriate CEQA process once a full application is submitted.
